Day‑to‑day responsibility centers on hands‑on execution and coordination once an asset enters the REO stage, with a focus on keeping timelines, decisions, and communication aligned across the investor–asset manager–broker–buyer chain. Scope of work includes: - Possession‑stage coordination and occupancy resolution - Initial condition review and stabilization planning - Oversight of preservation, securing, and targeted repairs where appropriate - Coordination of municipal, HOA, tax, utility, insurance, and title matters - Valuation support, including BPOs and pricing recommendations - Pricing execution, buyer screening, negotiation, and contract management - Contract‑to‑close oversight and issue resolution Emphasis is placed on identifying execution risks early — condition surprises, unclear handoffs, third‑party delays, or local market constraints — and addressing them before they escalate into timeline slippage or internal AM issues. Work is performed within established asset manager processes and reporting expectations, with regular communication designed to keep decisions clear and escalation minimal
