Ascendant Neighborhood Development is a small architecture and planning organization based in New York City that concentrates on stabilizing and revitalizing East and Central Harlem in Northern Manhattan. Founded in 1988, the group has pursued its mission by preserving affordable housing and fostering dignity for thousands of New Yorkers. Over more than three decades, AND has converted 22 vacant or underutilized buildings into housing and completed five new structures, including three intended for low-income elder residents.

The organization operates within the architecture and planning sector and faces ongoing housing pressures in Harlem and across New York City, such as market-rate development, rising rents, and displacement risks. As it moves into its fourth decade, AND continues to address these challenges with a focus on community stability and preservation of affordable housing. In November 2025, AND formed a partnership with Merchants Capital Corp. to support preservation of NYCHA developments and invest in East Harlem's future.
