The purpose of the Eastham Capital funds is to provide investors with superior risk-adjusted returns through investments in distressed residential real estate.  Eastham Capital invests in deals managed by a diverse network of local and regional real estate owners and operators who have established successful track records of acquisition, renovation, management and disposition of distressed real estate assets.   

Eastham Capital is the Boca Raton-based manager of the Eastham Capital real estate funds. Our principals each have over a decade of multifamily real estate investment, finance and management experience.  Their experience includes:

              * multifamily acquisition, management and disposition
              * construction, renovation and rehabilitation
              * mortgage financing and debt/equity restructuring  
              * resident screening and background checking 

Eastham Capital Fund I, LP, Eastham Capital Fund II, LP and  Eastham Capital Fund III, LP are private equity real estate funds that were fully invested in U.S. multifamily real estate and have successfully sold all of their assets and have closed out. 

Eastham Capital Fund IV, LP and Eastham Capital Fund V, LP are private equity real estate funds that are fully invested in U.S. multifamily real estate.

Eastham Capital Fund VI, LP is a $400 million private equity real estate fund that is currently investing in US multifamily real estate.

Eastham Capital looks to provide investors with a gross compounded annual internal rate of return (“IRR”) in excess of 16% from property cash flows and dispositions.
