Organized in 1983, Louisiana Capital CDC, Inc. (LCCDC) is a non-profit corporation certified by the U.S. Small Business Administration (SBA) to market and service the SBA 504 or REAL (Real Estate Advantage Loan) program for the SBA.  More commonly referred to as a CDC or Certified Development Company, LCCDC works in partnership with lenders and small business borrowers to obtain financing through this SBA program.  The SBA 504 or REAL program is an economic development enhancement providing long-term, low down payment, fixed rate financing for healthy and expanding small businesses seeking financing for their owner occupied facilities and permanently affixed machinery and equipment. The SBA 504 loan program structure is straightforward.  A lender is in a first lien position and provides 50% of the project cost with the SBA – through LCCDC – in a subordinate lien position and providing up to 40% of the project cost and the small business borrower injecting the difference.
