New Line Structures (”NLS”) offers a wide range of services including pre-construction, Construction Manager, Owner’s Representative, General Contractor and Design/Build. NLS in the typical Construction Manager as Agent role is responsible for Preconstruction Value Engineering, Purchasing, Construction, Commissioning and Turnover. The Work Model at NLS is based upon “Repeat Business” which only happens when a Client is satisfied. Satisfaction is normally based on Schedule, Quality and Budget. Critical Path Method (”CPM”) Scheduling is one of the most important tools used when constructing a building. In Scheduling, the same problems arise time and time again resulting in mistakes, confusion and more often than not, delays. A CPM schedule is a vital tool for well-managed, timely, and cost-effective construction. However, it is only as effective as it is used. On NLS projects, the CPM schedule grows from its initial layout at the time of award to a multi-faceted schedule with filtered fragnets issued to the team and also explained in detail during distribution. At NLS, only the most experienced members of the team work on the CPM Schedule. This is the difference between NLS and other companies. The most experienced members of the project management team are sophisticated in the use of the latest CPM scheduling software, i.e. Primavera P6, R8-2. This task is NOT treated as data entry and passed onto one of less experienced team members. As the old adage goes GiGo (Garbage in Garbage out). Quality Control (”QC”) is also a major factor during construction since defects or failures usually require re-construction which can impair operations, increase costs, cause delays and in the worst case may even result in injuries or fatalities. On all NLS projects, a QC checklist is prepared which must be signed off by the Superintendent responsible. This checklist is also reviewed daily by the General Superintendent for QC compliance.
