SDI is a private equity firm focusing on under-performing commercial real estate assets throughout the United States. It was founded in 2009 by Orlando Garcia and is located in Coral Gables, FL. Our staff includes our Managing Director, several asset managers, underwriters, and operations personnel. Our team brings vast knowledge across an array of disciplines including property management, finance, capital markets, acquisitions, law, development, sales and leasing.

SDI is currently operating two opportunity funds (100% invested), and working towards Fund III. Our funds implement a value add and opportunistic strategy, targeting distressed commercial real estate loans and property. 

Our Asset Management department is the cornerstone of our value proposition. The team is made up of seasoned professionals that bring a common sense and hands on business approach. Our Asset Managers work collectively with our Acquisitions department to strategize and execute the strategy in order to reach each benchmark of the investment process. 

SDI's Finance Team offers its clients a range of credit advisory services, from Risk Analytics to Due Diligence and Valuation Services. The same infrastructure that drives Bear Capital’s Investment and Asset Management services, create the value our clients need from our Finance department. Our advisory work concentrates on credit arrangements ranging from $1 million to $50 million, covering commercial and high value residential assets across the U.S.
