We work with clients that need creative solutions for new buildings. We are a team that wears many hats, often getting involved in every aspect of a new building - from the real estate needs to providing project financing or lease solutions with design-build services, we try to make it an easier process for our customers. Our perspective comes from an industry-related issue of fighting against the traditional design-bid-build process. Competitive bid is a very fragmented process with all teams working independently, which just creates an unnecessary waste of time and money. (If you want more information about this, you should read the book "The Commercial Real Estate Revolution." It gives a lot of great insight into why the construction industry is so broken.) Coming from the perspective of a design-build developer, we have a little easier time maneuvering through projects simply based on the process we use on every project with our clients. It's a strategy that brings everyone to the table together at the very beginning and integrates workplace strategy and building design with the client's business plan & financial goals/constraints. The integration of design and cost allows us to right-size the building on a real-time basis to meet the needs of the client before construction ever starts. Essentially, we take the responsibility of bringing together the architect, engineer, estimator, and workplace strategy group to sit down collectively with the client as a team. Overall, the process becomes much more concise and helps to define the entire scope of the project, which allows our group to place a guarantee on the schedule and overall project cost (turnkey building cost or lease rate, depending on the deal). That guarantee specifies no change orders to the customer except for true scope changes (i.e. more square footage, etc.).
