We are excited to introduce CORE Acquisitions, a Co-Owned Real Estate vehicle for the acquisition of commercial income producing properties. The CORE Acquisition plan is to generate a series of new single asset entities specifically created to acquire and manage these properties. The Core Acquisitions strategy will provide a select group with asset protection for a relatively small portion of their overall investment portfolio. This strategy not only serves as an inflation hedge, but it also provides liquidity and substantial income-producing capability. The goal is to form a small pre-qualified investor group to purchase a series of high quality income producing properties, at distressed prices, fee simple, for cash. We will not use any debt financing in an effort to eliminate interest rate volatility and other difficulties associated with obtaining financing in today’s lending environment and to avoid the risk of losing the underlying asset to a potential bank foreclosure. We also intend to internally fund an additional ten percent (10%) Expense Reserve to pay commissions for new leases, to offer prospective tenants rental inducements and to have funds available in the remote case of any unanticipated capital repairs.
