LeaseProbe/Real Diligence (LPRD) provides, under one roof, the various components required for proper real estate acquisition and lease portfolio management including:  financial due diligence, lease abstracts, Argus Runs, Variance Reports, SNDA and Estoppel Certificate Prep, lease administration, CAM Audits and Offering Memoranda.

LPRD scrutinizes the financial records of any real estate for internal audit or possible acquisition, requesting and analyzing in detail all documents in order to provide accurate, reliable and timely analyses of past performance, growth potential and possible trouble spots.  We then compare findings to the numbers presented prior to its analysis and compile results in an easy-to-read Executive Summary with all necessary backup documentation.  Limited reviews such as Argus Run or Variance report are provided when a deep analysis is preferred.  We also can prepare Offering Memoranda, SNDA and Estoppel Certificates.

LPRD also generates comprehensive, accurate and timely lease abstracts that deliver all critical lease information. All lease information is carefully read, reviewed and abstracted, with meticulous attention given to any unusual provisions, financial obligations and other issues of import.  Once a thorough review is done, all relevant information is aggregated and a clear, concise summary is provided of the key financial, business and legal data contained in the leases customized to the client’s specific needs.  We also offer CAM Audits to ensure that pass-thru expenses align with lease language.
