Zena Land Development is a residential land developer specializing in single-family communities located in the Dallas-Fort Worth, Houston, and Austin markets in Texas.

Zena is led by Mr. Pat DiFonzo, President. Mr. DiFonzo is actively involved in the management of the company and its affiliated project partnerships. Mr. DiFonzo has been self-employed in the real estate industry since 1970 and has successfully led Zena by steadily growing the company’s asset base and retaining the company’s experienced officers. With an experienced team totaling more than a century of experience in land development, homebuilding, legal and real estate transactions, the Zena team has successfully completed the development of more than 7,000 lots. 

Today, the tenured staff at Zena is dedicated to ensuring the success of the companies in house projects and its clients’ projects.  Zena leverages its years of experience in all disciplines of real estate to minimize risk and keep projects on schedule and on budget.

Zena Management Services is a development management company and operates as a branch of Zena Land Development. Mr. Robert Betancur, President of Zena Management Services with 20 plus years’ experience in land development, along with his team leaders, manage the acquisition, entitlement, and development of the Zena Land Development portfolio as well as a select group of land development and home building companies. In addition to the Zena Land Development portfolio, Zena Management Services has developed more than 3,000 lots for its clients within the DFW market area.

Zena Land Development and Zena Management Services have collectively developed over 10,000 single family lots and is actively developing 900+ lots for 2025-2026.
